Be Safe!

Last night, 27th December 2010, we had a fire in one of our Spanish neighbours home.

It was an inferno, with flames reaching a few meters into the air and engulfing the poor Rubber Tree, not to mention possibly putting the neighbours homes at risk as well.

We would like to take this opportunity to remind all residents to be vigilant, and if affordable to have house insurance in place, in case this terrible occurrence happens again.

We are unsure at present whether the fire was accidental i.e. an electrical fault or ARSON.
I would assume that the "Policia Local" will investigate the fire for the owners insurance claim.

If our Spanish neighbour requires any help, please do not hesitate to ask.

We hope that the situation is resolved promptly for the owner, and our thoughts are with the family who will have lost personal belongings, and not to mention their holiday home in the community.

We would like to thank those people who's swift action may have saved other properties, and neighbours the pain of loosing their house over the Christmas holidays.

Get Well Soon

We would like to pass on "Get Well Soon" to our President, who was in hospital during the Christmas Holidays.

The President is now home to recuperate and get back to full strength.

We ask all residents who have a problem or need help in any matter to please see the Treasurer or any committee member, who will deal with anything, rather than disturbing the President.

December Committee meeting minutes

EGM 27/11/2010

The properly convened Extra Ordinary Meeting of Property Owners was held on 27^th November 2010 in the office for the purpose of Residents to cast their vote for new Committee Members.

Voting started at 9.45am and a total of 100 votes were cast. The numbers were checked by Sonia Evans and Patricia Ainger.

A majority of 51 votes would be required for any new member to be on the Committee. The counting of the votes was undertaken by the Lawyer for Mi Sol, Geoff Brown and Val Varney.

Since the last post, we have not received any more nominations for the committee, therefore the ballot sheets have gone to print.

Garden waste collection

It was agreed at the AGM in September to use the services of a garden waste collection company enabling us to dispense with the large container and also free up time for the gardener to concentrate on his task rather than spending a lot of time collecting garden waste. The company supplied us with a contract which was passed onto the lawyers for approval. Unfortunately they advised against signing the contract. The company concerned were notified and we were expecting an explanation, to date we have heard nothing.

Our gardener has put a proposal forward to work on Saturdays solely for the purpose of collecting garden waste, his fee for this is €5 per hour plus IVA. He has agreed to a trial period before any contracts come into play.

We are contemplating re-siting the large container taking into account the few complaints received during the summer, suggestions to the committee please.

Misol Bar Chapter 2

Pre Paid Meters - Flats

The pre paid meters were connected in the flats on Friday 22nd October, the following Tuesday Clara purchased 6 cards and today she has purchased another 12. The consumption of electricity by the flats is approximately 2000 units each month, she will have to purchase at least 8 cards each week to sustain this. In October she paid €1000 off her outstanding debt, we hope that she will continue to make monthly payments to reduce the debt.

Electric tariff

A brief explanation with respect to the recent reduction in the electric tariff.

Misol has one contract with utility companies and in effect are resellers of the commodity. We have to take into account that Iberdrola read the meter one month and issue an estimated bill the next. It was agreed at the 2009 AGM that the committee had the authorisation to adjust the tariff accordingly. This year we have received several additional bills from Iberdrola stating an undercharge from the previous year, thus making it difficult to determine an accurate tariff. It was decided that the solution would be to average out the cost over a 6 month period, this we have done. It has since been published that Iberdrola intend to increase the tariff by 4.8% as from October 2010, we will average out the monthly cost over the next 6 months before making a decision with respect to the current tariff. A reminder that Iberdrola are not responsible for the maintenance, repairs and replacement of the electric on Misol, the community is which includes a replacement transformer should it be required.

Mi-Sol Bar

EGM

I have been asked to prepare an Agenda for an EGM called for by 25% of eligible owners of Mi-Sol. The date set is for Saturday 27th November 2010. The purpose of which is to elect committee members by the closed voting system obtaining a majority of 50% + 1 as previously agreed by majority. Nominees should submit their names to the Secretary 10 days before the meeting.

Response to objection by Mrs Olive re 2009 accounts

As a result of an objection by Mrs Olive with respect to the 2009 accounts, a meeting was arranged for last Wednesday with myself and the treasurer. We are contacting the auditor for an explanation and will report back with the findings.

I understand there are objections being voiced with respect to the voting at the AGM, a notice is going around for signatures supporting this objection, even though it was agreed to a closed vote with a majority, this was not adhered to hence the objection and request for an EGM for a decision to be taken as to what voting system owners prefer and a re vote. I have not as yet been presented with anything, if and when I do, I will act on it.

Just a comment on the notes that Mrs Olive has posted on her blog with respect to the meeting held today between Mr Morans and the committee at his request. I note that Mrs Olive has listed Pat Ainger as Secretary, and Peter Hopkins as Treasurer, he is in fact Treasurer/Secretary until such time that changes are recorded in the Actas book. Pre-Paid Meters

All the pre-paid meters have been installed for the test case.

2 UK owners and 2 Spanish owners have had them installed.

One of the Spanish owners was seen packing up electical equipment, has left and has not returned so far.

UPDATE - Pre-paid Meters

The 1st of many pre-paid meters has been installed!

Property 513 are now paying as they go. We not only received our monthly payment, but have received an extra 70 €. The new system is working already.

The next meters will hopefully be installed in the coming weeks.

Utility Tariffs

We have completed the annual evaluation of the utility costs and are pleased to announce the reduction in the tariffs.

The new costs will be 2,50 € for water & 0,19 € for electricity

The administration will evaluate the tariffs on a regular basis which could mean further reductions or an increase.

Posted are the notes taken by P Hopkins at the meeting with Councillor Gil (urbanisatons), Pedro Valero (foreigners) from the Town Hall, and Graham Knight (International representative) . Because of our feelings of trepidation, the lawyers were asked to attend and we were pleased to see that both Fuensanta and Rosario did so. The notes are self explanatory and the committee feel that the meeting was to the advantage of the Community.

I have had it confirmed that nobody has been co-opted onto the committee by the elected committee members. Residents are entitled to attend committee meetings to observe not participate, therefore and as confirmed by the elected committee members these minutes are incorrect and will not be recognised. Compare these minutes to the email received from P Olive and decide for yourself.

Amendment to Residents notice

It has been 5 days since my notice to all residents explaining my reasons for not wishing to continue and in that short time there has been a public meeting called. It would appear from the recording of the meeting that the purpose of this meeting was once again to criticise the administration and accounts. The treasurer has always expressed that any owner can look at the accounts, there are no hidden secrets. Arrangements are in place for an external auditor to scrutinise the accounts of 2009, this was instigated 4 weeks ago. Secondly at the monthly committee meeting yesterday, I am reliably informed that 4 owners attended and in spite of community rules proceeded to try and take over. It is for this reason that I feel I have to retract my statement and fulfill my commitment as President. I can assure you that there will be no co-opting on of committee members, I thank those volunteers who have come forward to cover the opening of the office. With respect to Paco, he was a volunteer and only attended one meeting in order to relay any information to the Spanish owners of Mi-Sol, again because of the accusations and insults he has decided to decline the invitation. At the AGM in September I will be inviting a few Spanish owners to become committee members.

In order to get the Pool filled ready for opening, we are asking all residents to bear with us, as domestic water pressure will be considerably lower whilst the Pool is being filled.

The tap will be open to 1/2 pressure between 17:00 and 22:00

Full pressure between 22:00 and 09:00

We will not be filling the Pool between 09:00 and 17:00.
